RAJUK FAR Calculation in Dhaka: Formula, Rules and Examples
FAR (Floor Area Ratio) is the floor area you can build divided by your plot area. In Dhaka, RAJUK sets your allowable FAR as the lower of your Plot FAR (from road width and building use) and Area FAR (from your locality), plus incentives, capped at the higher of the two. Allowable FAR times plot area gives your buildable floor area.
What is FAR in RAJUK rules?
FAR, or Floor Area Ratio, is the ratio of a building’s total floor area to its plot area. A 3,600 sqft plot with an allowable FAR of 3.5 can hold 12,600 sqft of floor area across all floors. RAJUK uses FAR to limit how much you can build on a plot in Dhaka.
How to calculate FAR in Dhaka, step by step
Convert your plot to square feet. One katha is 720 sqft, so 5 katha is 3,600 sqft.
Find your Plot FAR from your road width, building use and area type.
Find your Area FAR from the density block of your locality, such as Bashundhara, Uttara or Mirpur.
Take the lower of the two as your Base FAR.
Add the incentives you qualify for, then cap the total at the higher of Plot FAR and Area FAR.
Multiply the allowable FAR by your plot area to get your total floor area.
Plot FAR by road width (apartment buildings, central Dhaka)
Plot FAR rises with the road in front of your plot. These values come from the calculator for an apartment building:
10 to 12 ft road: 1.75
16 ft road: 2.0
20 ft road: 3.258
25 ft road: 3.385
30 ft road: 3.524
40 ft road: 4.008
60 ft road: 4.274
Values between these widths rise gradually. Moving from a 16 ft to a 20 ft road lifts Plot FAR from 2.0 to about 3.26, which is why road width matters so much for plots in Mohammadpur, Mirpur, Rampura and similar areas.
Area FAR of popular Dhaka localities
Area FAR comes from your locality’s density block. These are the values the calculator uses:
Gulshan and Banani: 5.5
Dhanmondi: 5.0
Mirpur DOHS: 4.8
Baridhara and Uttara phase 3: 4.7
Uttara phases 1 and 2, and Purbachal: 4.5
Bashundhara residential: 4.1
Aftabnagar and Banasree: 3.7
Rampura: 3.6
Mirpur, Mohammadpur, Badda and Basabo-Khilgaon: 3.4

FAR incentives under the 2025 rules
Plot size: 0.20 for 3 to under 6 katha, 0.35 for 6 to under 10, 0.50 for 10 to under 15, 0.65 for 15 to under 20, and 0.75 for 20 katha and above.
Wide road: 0.02 for every foot of road width above 30 ft, up to 1.0.
Green building: up to 0.50, with a certificate.
Affordable housing with an apartment building: up to 0.50 for plots of 10 katha and above with five affordable units, or up to 0.75 with 5% of floor space for plots of 20 katha and above.
Transit-oriented development, FAR purchase and public-space bonuses need separate documents and approval.
Worked example 1: 5 katha in Bashundhara, 25 ft road
Plot FAR is 3.385 and Area FAR is 4.1, so Base FAR is 3.385. The plot-size incentive adds 0.2, giving 3.585, below the 4.1 ceiling. Floor area: 3,600 × 3.585 = 12,906 sqft. Ground coverage of 46.5% to 62.5% gives G+6 to G+8, and 5 katha × 2 units per katha gives 10 flats, up to 11 with RAJUK approval.
Worked example 2: 3 katha in Mirpur, 20 ft road, when the ceiling applies
Plot FAR is 3.258 and Area FAR is 3.4, so Base FAR is 3.258. The plot-size incentive adds 0.2, giving 3.458, but the ceiling is 3.4, so allowable FAR is 3.4. Floor area: 2,160 × 3.4 = 7,344 sqft. Ground coverage of 50% to 67.5% gives G+6 to G+7, and 3 katha × 1.9 = 5.7 units, which rounds down to 5 flats; RAJUK can approve up to 10% more (5.7 × 1.1 = 6.3), so up to 6.
Worked example 3: 7 katha in Birulia, 60 ft road, when Plot FAR is higher
Area FAR is 2.4 and Plot FAR (outer-area table) is 3.774, so Base FAR is the lower value, 2.4. The plot-size incentive adds 0.35 and the wide-road incentive adds 0.6 (30 ft above 30 ft), giving 3.35, below the 3.774 ceiling. Floor area: 5,040 × 3.35 = 16,884 sqft, which is G+6 to G+8.
How many floors, how much ground coverage and how many flats?
Number of floors = total floor area ÷ floor footprint, rounded up. Because a wide, short building and a narrow, tall one can use the same floor area, the calculator shows a range such as G+6 to G+8. Flats = plot area in katha × units per katha for your density block, and RAJUK can approve up to 10% more. These are planning estimates. Height limits, fire access and approval can change them.
Building outside Dhaka?
Bogura, Rajshahi, Rangpur and Mymensingh are outside RAJUK. Choose “Outside RAJUK Area” in the calculator for a reference estimate based on the 2008 rules, then confirm with your local authority.

Which FAR applies in Dhaka, Plot FAR or Area FAR?
Both are used. The lower one is your Base FAR, and your total with incentives can never go above the higher of the two.
Why does the calculator show a range of floors?
Within the same allowed floor area, a building can use a wider footprint with fewer floors or a smaller footprint with more floors. The calculator shows both ends, based on the minimum and maximum ground coverage allowed for your plot.
