It works out how much of every material and job the house needs, multiplies each by todayโs market rate, then adds site expenses, a contingency and the builderโs margin. The formula
Construction cost = materials + labour + fittings, + 3% site expenses, + 10% contingency, + 15% builderโs overhead and profit.
Cost per sqft = construction cost รท total floor area of all floors.
Quantities come from a typical RCC frame house: a column about every 13 ft, 10 ร 15 inch columns, 5 inch slabs, 10 inch outside walls and 5 inch inside walls. Your engineerโs drawings will change them a little.

Worked example 1: a 3,000 sqft mid-range duplex in Dhaka
Ground floor 1,500 sqft, first floor 1,400 sqft and a 100 sqft roof stair room; 4 bedrooms and 5 bathrooms; column footings on firm soil. Materials เงณ34.7 lakh + labour เงณ16.3 lakh + fittings เงณ33.9 lakh = เงณ84.9 lakh. Add 3% site expenses (เงณ2.5 lakh) and 10% contingency (เงณ8.7 lakh) for เงณ96.2 lakh if you manage the build yourself. Add 15% contractor overhead and profit (เงณ14.4 lakh) for เงณ1.11 crore turnkey, about เงณ3,690 per sqft.
Worked example 2: the same house as a triplex
Add a second 1,400 sqft upper floor, for 4,400 sqft in total. The footings grow from 5 ร 5 ft to 6 ร 6 ft and there is one more stair flight. The turnkey cost is about เงณ1.43 crore, or เงณ3,250 per sqft. The cost per sqft falls because more floors share the same foundation and roof.
Worked example 3: how many bricks does a duplex need?
Outside walls: 2,478 sqft ร 0.81 ft thick = 2,013 cft ร 12 bricks = 24,156 bricks. Inside walls: 3,293 sqft ร 5 bricks = 16,465 bricks. Roof parapet: 538 sqft ร 5 bricks = 2,688 bricks. Total: 43,309 bricks, about 14.4 for every sqft of floor.
How much rod, cement and bricks does a 3,000 sqft duplex need?
Rod: about 11.8 ton (3.9 kg per sqft)
Cement: about 1,273 bags (0.42 bags per sqft)
Bricks: about 43,300 for the walls, plus 7,400 picket bricks laid under the floor
Stone chips: about 2,940 cft; Sylhet sand 1,470 cft; local sand 2,750 cft

A little. Rod and cement cost about the same everywhere, while labour, bricks and local sand are cheaper. A mid-range duplex costs about 6% less in a district town such as Bogura, Rajshahi, Rangpur or Mymensingh, and about 8% less in an upazila or village.
