What does a well-planned duplex house design include?

Good duplex homes in Bangladesh are organised into clear zones:

• Entry and guest zone: a formal entrance and living room on the ground floor, close to the main door, so guests stay away from family spaces.

• Service zone: kitchen, dining and utility areas, usually also on the ground floor.

• Family zone: bedrooms, a family living room and private spaces on the first floor, away from guest and service traffic.

• 10 katha (7,200 sqft plot): about 7,000 to 9,000 sqft, with room for a garden, a double-height living room or a pool.

Architectural drawing fees for a duplex typically range from BDT 75,000 to BDT 1.5 lakh depending on size and complexity, with structural design fees in a similar range. Construction is priced per square foot: in 2026 about BDT 1,200 to 1,800 for a standard finish, BDT 1,800 to 2,800 for mid-range and BDT 3,000 to 5,000 or more for luxury.
