How Many Floors Can I Build on a 5 Katha Plot in Dhaka?

A 5 katha plot (3,600 sqft) on a 20 ft road in central Dhaka can usually build about G+6 to G+8 under the 2025 RAJUK rules. That is about 12,240 sqft of counted floor area and roughly 9 to 11 flats.

These figures are for apartment use on a 5 katha plot in Mirpur (Area FAR 3.4), including the plot-size incentive. G+6 means ground plus six floors, seven levels in total.

Roads under 20 ft are the biggest limit. Going from a 16 ft to a 20 ft road adds about 4,300 sqft of floor area on the same plot. Roads below 6 m (just under 20 ft) count only if RAJUK accepts the existing width without surrender or widening.
How the number is calculated, step by step
Take a 5 katha plot on a 20 ft road in Mirpur, for apartment use.
Plot area. 5 katha × 720 sqft = 3,600 sqft.
Road FAR. For apartments on a 20 ft road in the central Dhaka group, the road table gives 3.258.
Area FAR. Mirpur has an Area FAR of 3.4.
Base FAR. RAJUK takes the lower of the two: 3.258.
Add the plot-size incentive. Plots of 3 to under 6 katha get +0.2. That makes 3.458.
Apply the cap. The total cannot go above the higher of the two FARs, which is 3.4. So the allowable FAR is 3.4.
Floor area. 3,600 sqft × 3.4 = 12,240 sqft.
Ground coverage. A 5 katha plot can cover up to 62.5 percent, which is 2,250 sqft per floor.
Floors. 12,240 ÷ 2,250 = 5.4. We round up, so G+6.
Taller option. At the 46.5 percent minimum coverage (1,674 sqft), 12,240 ÷ 1,674 = 7.3, so G+8.
A smaller footprint means a taller building for the same floor area. That is why the result is a range, not one number.
Does the same plot give different answers in different areas?
Yes, but only a little at 5 katha. At a 20 ft road the road FAR is the limit in most areas, so the floors barely change. The flats change more, because they depend on the density of each area.

These rows assume the Central Dhaka road-FAR group. If your plot falls in the outer urban group, the road FAR is lower. A Mirpur plot on a 20 ft road would then get an allowable FAR of about 2.7 instead of 3.4. Our calculator lets you pick the group.
How many flats can a 5 katha plot have?
Flats follow a density rule, not the floor area. RAJUK sets a number of dwelling units per katha for each area. For Mirpur it is 1.9, so 5 katha × 1.9 = 9.5, which rounds down to 9 flats. RAJUK may approve up to 10 percent more.
This is why more floors do not mean more flats. A G+8 building on a 5 katha plot in Mirpur still gets about 9 flats. They will simply be larger.
What about a house instead of an apartment?
A single-family house gets a lower road FAR than an apartment. On a 20 ft road in Mirpur, a house gets an allowable FAR of 2.716. That is 9,778 sqft of floor area, or about G+5 to G+6. If you plan a duplex, this is the number to use.
What can change your result
Plot shape. A very narrow plot leaves less room after setbacks. On a 40 × 90 ft plot the setbacks are about 4.9 ft at the front, 3.3 ft on each side and 4.1 ft at the rear. The full 2,250 sqft footprint still fits.
Corner plots. A road on two sides can raise the FAR, because RAJUK uses the wider road.
Roads under 20 ft. Check whether you must give up land for road widening.
Incentives. Larger plots, wider roads and some project types earn extra FAR. The plot-size incentive for 5 katha is +0.2.
